Job Description:

A Senior Project Manager is the Company's representative with primary responsibility for profit/loss on any one assigned project, or several smaller projects. Manages all phases of the project, from preconstruction through close out, and the sustainable growth of the company through our vision, mission and values. Reports to a Project Executive, or Business Unit Leader. Directly manages Project Managers, Superintendents and other project staff. Coordinates activities with the Project Executive and assigned staff in Preconstruction, Business Development and Human Resources as required in the execution of assigned projects. Accountable to the Project Executive for successful execution of assigned projects, as well as the development and behavior of all project staff. Ensures compliance with applicable laws, contract requirements, quality standards, loss control policy and accomplishes quantitative and qualitative goals and objectives as set forth in the individual project plans. Has authority to commit to matters of cost and schedule, in accordance with guidelines, while serving as the Company's daily point of contact with the Owner on assigned projects. In conjunction with the Project Executive, makes recommendations to approve, recruit, hire, promote, transfer, or terminate Operations personnel. A Senior Project Manager reports to the Business Unit Leader (BUL)/Vice President, Operations ESSENTIAL FUNCTIONS AND DUTIES OF POSITION: 1 - Financial Indicators* Manages the process to deliver the initial fee* Plans, projects and reports all expenditures in an accurate manner and on a timely basis* Enforces project Safety Plans without exception* Runs each project as its own business* Ensures project closeout in accordance with the Project Incentive Compensation Plan* Ensures timely submission and collection of monthly pay requests* Requests reduction in retainage as early as possible* Owns the process of any deliverable to our customers* Plans and projects staffing needs during both preconstruction and construction* Makes recommendations to Project Executive for staffing changes, training and recognition* Assists the Project Executive in coordinating the allocation of resources including materials, equipment, and people for assigned projects* Responsible for Risk Management* Addresses all change requests promptly (Owner and Subcontractor) and accurately throughout project duration* Ensures accurate, timely procurement of all items necessary for execution of the project plan* Ensures the detail and accuracy of Subcontractor/Supplier scopes of work* Administers a monthly PFR/JCR meeting with Project Executive for each assigned job* Establishes, maintains and updates the project schedule in conjunction with the Superintendent, including milestones and procurement activities* Monitors schedule performance regularly and takes corrective action immediately* Ensures prompt closeout of subcontracts and demobilizations in accordance with the project plan* Enforces project quality control per contract documents and guidelines* Actively participates in specific business development pursuits and presentations* Assists in review of specific proposals with proposing to win strategies and tools 2 - Systems, Processes, Quality, Productivity, Efficiency* Administers operational policies and procedures* Reviews and understands owner contracts and provides input to the Project Executive regarding terms and conditions* With Project Executive/Business Unit Leader, participates in Owner contract negotiations* Develops Guaranteed Maximum Price proposals in conjunction with preconstruction services* Develops General Conditions in conjunction with preconstruction services* Develops bidders' list in conjunction with preconstruction services* Develops project bid packages* Develops project schedule in conjunction with Superintendent* Conducts pre-bid and post bid subcontractor meetings* Conducts accurate and timely execution of subcontract buyout process, including Subcontractor negotiations* Prepares and administers all subcontracts and purchase orders* Prepares for Corporate project orientation meetings within 30 days of project start* Prepares project specific Owner policy and procedure manual* Manages all Owner deliverables during preconstruction and construction* Directs and maintains the Quality Program on each project* Holds regular meetings with subcontractors and suppliers to resolve cost and schedule issues on a timely basis* Implements a comprehensive, detailed Owner's Status Report to be presented on a monthly basis. Chair meeting* Conducts mandatory project planning meetings, monthly job progress meetings, and project closeout meetings* Ensures all meetings have accurate, timely meeting minutes issued* During warranty period, causes any required post-construction inspections to be made* Documents, trains and assists Owner personnel in turnover and commissioning of the project systems* Coordinates Owner move-in 3 - Customers, Design Consultants, Subcontractors, and Suppliers Relationships* Establishes and maintains relationships with customers, design consultants, subcontractors, and suppliers on assigned projects* Actively participates in industry-related events, forums, and professional associations to enhance our position and image* Ensures positive exposure of projects to industry and civic communities* Ensures project signage is displayed prominently* Ensures clean and safe project sites at all times 4 - Process Innovation, Employee Development, New Products/Services* Develops, trains and mentors all levels of Project Managers and Superintendents to assume ownership in the delivery process with a business mentality* Encourages, participates in and supports operational training programs and personal development of self, Project Managers and Superintendents* Administers the year-round performance appraisal process (development, assessment, compensation, promotion, discipline, termination) for direct report personnel* Develops and participates actively in "Best Practices"* Keeps abreast of current technical developments* Advises Vice President of Human Resources of all quality potential new hires 5 - Corporate Culture* Delivers positive methodology in own work* Reinforces employee successes* Communicates with employees using passion, professionalism and personality* Communicates and exemplifies the company's vision, mission and values* Ensures that our jobsites are respectful of the surrounding communities* Participates in community-based organizations and associations to enhance our position and image 6 - Corporate Leadership* Serves as a role model and a true leader* Takes active responsibility in his/her own personal development* Effectively listens, contributes, and focuses creatively while accepting ownership of the subject* Bring subjects, issues, questions, concerns, solutions and ideas to the Project Executive Committee* Participates in the development and execution of the company's strategic plan* Takes responsibility in the execution of the company's annual business plan* Participates in the development and execution of a specific business unit's plan* Acts as a sounding board for ideas from the Project Management and Field personnel* Carries the "company flag" and walk the talk"* Comparison of actual versus budgeted fee on assigned projects* Accurate and ethical buyout of projects* Consistent, accurate and timely PFR/JCR projections* Consistent, accurate and timely Owner billings* Consistent, accurate and timely Owner Monthly Status reports* Achieving project specific goals such as safety targets and schedule requirements* Retention and development of project specific personnel* Level of accomplishment of personal goals established jointly with the Project Executive during preceding performance reviews* Qualities of leadership, professionalism, and general effectiveness displayed in fulfilling the responsibilities and duties set forth above* Positive relationships with employees, owners, design consultants, subcontractors, and suppliers* Timeliness of meeting deadlines (internal and external) Education/Experience: Educational and experience requirements include four (4) year Construction/Engineering Degree or equivalent combination of technical training and related experience, plus extensive, ten (10) to twenty (20) years, experience/knowledge of construction with General Contractor, design, finance and management required. Must be able to apply innovative and effective management techniques to maximize employee performance. Thorough understanding of corporate and industry practices, processes, standards, etc. and their impact on project activities vital; superior communication and interpersonal (tact, diplomacy, influence, etc.) skills essential. Proficiency in department's computer system/software and typing necessary. Physical Demands The physical demands described are representative of those that must be met to successfully perform the essential functions of this job. On occasion it may be necessary to lift and carry or manipulate items of 25 lbs., walk over uneven or unpaved ground to reach a worksite in construction zones. This position may be required to perform a variety of construction tasks in all areas and aspects of the construction project - including scaffold or platform work, confined spaces and exposure to outside elements. If your position requires you to enter the field it is mandatory that you wear approved Personal Protective Equipment. This position may be required to work schedules which may include shift work, such as: dayshift, swing-shift, graveyard, holiday and/or weekend shifts. This position may also require occasional travel as necessary. While performing the duties of this job, the employee is regularly required to sit, stand, walk, bend, use hands, operate a computer, and have specific vision abilities to include close and distance vision, and ability to adjust focus working with computer and business equipment.
