communities.Job DetailsWe are seeking a seasoned Regional Manager
to lead the operations, financial performance, and customer service
of our portfolio of apartment complexes located in Mississippi and
Tennessee. This role is pivotal to ensuring the overall
satisfaction of our residents and the profitability of our
properties. Key Responsibilities:Portfolio Management:
- Oversee the day-to-day operations of multiple apartment
complexes ensuring consistent high performance and
profitability.
- Enforce company procedures and ensure consistency, efficiency,
and the highest level of service across all properties.
- Ensure the delivery of superior customer service, enhancing the
resident experience.
- Ensure property conditions and aesthetics meet or exceed
company standards.
- Review and refine tenant acquisition and retention
strategies.
- Construction oversight and management.Financial & Performance
Analysis:
- Develop and manage annual budgets, ensuring revenue targets are
met while minimizing expenses.
- Monitor financial performance through monthly reports and
adjust strategies as necessary.
- Oversee rent collections and ensure timely and accurate
reporting.
- Analyze property financials monthly to identify and act upon
trends or anomalies.
- Work with the accounting department to ensure accurate
financial reporting.Leadership:
- Direct, mentor, and develop on-site managers and staff.
- Conduct regular team meetings to discuss challenges, share best
practices, and align with company goals.
- Foster a positive, inclusive, and team-centric work
environment.
- Facilitate ongoing training and professional development
opportunities for team members.
- Collaborate with maintenance teams to ensure timely responses
to property issues and oversee quality checks
post-maintenance.Strategic Planning:
- Identify deferred maintenance issues and recommend capital
improvements to enhance property values and appeal.
- Participate in acquisition due diligence and provide feedback
on potential portfolio additions.
- Generate comprehensive reports detailing property performance
metrics.
- Conduct regular market analysis to stay updated on regional
real estate trends.
- Collaborate with senior management to strategize long-term
goals and immediate action items based on reported data.Compliance
& Regulatory Management:
- Ensure all properties comply with local, state, and federal
housing regulations.
- Stay updated on relevant housing laws, trends, and market
conditions.
- Oversee periodic property inspections and ensure corrective
actions are taken when necessary.Qualifications:
- Bachelor's degree in Business, Real Estate, or a related field;
Master's degree preferred.
- Minimum of 5 years in property management with at least 2 years
in a multi-site or regional capacity.
- Proficiency in property management software (e.g., Yardi,
